What it is

Marketplaces like Neighbor and Spacer do for storage and parking what Airbnb did for spare rooms: you post the empty space you already own, set a monthly price, and approve the renter. Most listings are vehicle storage (RVs, boats, cars) or household overflow in a garage, basement or driveway, and adjacent platforms rent the same land to campers or dog owners by the night or the hour. The space is rented as-is, so there is nothing to build and no inventory to buy.

How it works

  1. Check the rules before you list
Confirm your HOA, local zoning and (if you rent) your lease actually permit storing someone else's property or vehicle on the premises; HOA covenants in condo, townhouse and planned-unit developments commonly prohibit using a garage for anything but the owner's own car.
  2. Call your insurer
Ask whether income use needs a rider or commercial coverage. A platform's host guarantee sits on top of your own policy, not in place of it.
  3. Clear and photograph the space
Empty it completely, measure it, then shoot it in daylight. Listing on Neighbor is a short questionnaire — space type (indoor, covered, uncovered), whether a vehicle fits, access rules — and takes roughly 10 minutes.
  4. Price against local self-storage
Look up what a commercial facility near you charges for the same square footage and undercut it; Neighbor's guidance to hosts points at roughly half the facility rate.
  5. List on more than one platform
The same garage can sit on Neighbor and Spacer at once, and a yard or paddock can also go on Hipcamp or Sniffspot. Vacancy, not price, is what kills this hustle.
  6. Screen the renter and set access hours
You approve or deny each request. Specify access hours and item restrictions in writing — no fuel, no chemicals, no living in the vehicle.
  7. Wait out the first payout cycle
The renter pays up front; the host payout lands about 30 days after the reservation starts, then monthly, via Stripe.

What you need

The gear

Heavy-duty padlock and a shrouded hasp
A garage or shed listing that locks rents faster and for more; renters filter for locked areas.
Shelving or pallets
Keeps a renter's boxes off a concrete slab that sweats, which is the most common damage complaint.
Motion-sensor floodlight and a security camera covering the approach
Security cameras are a feature renters actively look for, and footage settles disputes about access and damage.
Dehumidifier or moisture absorbers
Lets you honestly advertise dry storage in a basement or garage instead of discounting for damp.
Gravel or compacted ground cover for an outdoor pad
An RV or boat needs a surface that will not rut; outdoor vehicle storage is where the higher rents are.
Wheel chocks and a tape measure
Measuring the space accurately before you list prevents the booking that cannot physically fit.

The catch

The income is only as real as the occupancy — an empty garage earns nothing, and demand is intensely local, so the difference between $50 and $600 a month is mostly your zip code and whether an RV can physically get in, not your effort. The bigger exposure is legal and insurance: homeowners policies often need a rider or commercial coverage for income use, HOAs in condo and planned-unit developments frequently ban renting a garage outright, and the platform's host guarantee is secondary to your own policy rather than a substitute for it. And once someone's property is in your garage, getting it out if they stop paying is a slow, unpleasant process you handle on your own property.
